PRE-PURCHASE  INSPECTIONS

During a home inspection, we will examine the property, looking for any potential problems related to the building’s structure,  systems, and overall safety.  Defects are found in old and new homes some of which can be very costly.  Know the condition of what you're buying before you buy it.  

HVAC units, plumbing systems, roofs, and siding all have expiration dates. Previous owners may not be transparent regarding service records. A pre-purchase home inspection will reveal all of this information so that you know when to call the technician for maintenance or repairs.

Safety is an important consideration when buying a new home. A home inspection is an excellent way to identify potential hazards such as an entry door that is easy to break into, or a mold problem that could put you and your family’s health at risk.

Understanding the condition of the home can strengthen your negotiating position. For example, if the inspector reports that the roof is in need of a replacement, this does not necessarily mean you need to walk away from the property altogether. Rather, use this information to justify a reduction to the amount that you offer for the home.
